TEN THINGS
NOT To Do If You Are Trying To Stop a Foreclosure In Austin

1. Do NOT fail to save for an emergency

“Put away and Save for a rainy day”, the all-time cliché should become your new survival punch line. From 1982 until the recent recession times, most Americans lived on credit, spending before they even earned a dime. This life-style began to theorictally enslave those to work only to pay bills. This situation must stop and instead be reversed! As a Responsible citizen, people should regularly park a portion of their earnings as savings for the future. If you have a mortgage payment to make, you should try to have a cash reserve of three to six months payments in your banking accounts. Understanding this concept is easier said than done.  But those who can stay steadfast to their savings goal will find themselves in a more secure financial situation.

2. Do NOT get caught without a Home Equity Line of Credit:

In the high volatile financial market, People tend to generate credit by pledging their homes as co-lateral.  A large percentage of the Austin foreclosure auctions could have been delayed or stopped, if the Home Equity line of credit (HELC) was activated at the appropriate time and used in an appropriate manner. Home equity credit lines should only be reckoned as an ‘emergency’ cash savior, whose funds will be utilized only for major items like home improvements or mortgage payments.  It’s necessary that you develop a good financial discipline to unitize the credit line funds wisely, for any defaults in the monthly credit line payments will unfortunately cost your dream home. Do not spend your credit line dollars to fund your vacation, for you may be coiled deeper into the whirlpool of loan payments. Try not to apply for additional funds with your home collateral, unless or until there is a convincing reason to do so.

3. Do NOT miss a mortgage payment:

This may be hard, especially during a financial crisis. But consider the following and evaluate the cons of not making a mortgage payment on time.Passing over a Home mortgage payment considerably does greater damage than skipping a utility or credit card payment.  “Lose your home or lose the ability to charge on your Visa?”  Cut back on the unnecessary expenses or worse case try to disregard one monthly payment of a less significant loan to pay off your monthly mortgage. Skipping one payment could be dicey, for it may turn out to be a habit to skip consecutive payments.Missing mortgage payments would eventually bring down your credit rating and make it difficult to procure any additional loans in the future. If you have already skipped mortgage payments, I would recommend you try to look into other employment possibilities or part-time home business, which will generate extra dollars that can pay off your pending payments.

4. Do NOT fail to ask for help:

It’s fine to remove the crown of ego at times, especially when help is needed the most. Fear, Panic, humiliation and the threat of foreclosure can stimulate a larger stress than temporary abstinence of personal ego.  It’s better to ask for help and save your home, than to stand as an object of failure. If there is a parent, sibling or friend you think might help you through the troubled waters, always ask them for help.Commit to memory, “people who are truly close to you will do their best to help you out of a crisis. You may stand amazed at the people who are willing to come to your aid.  Through it all you would have not only stopped your Austin Foreclosure and saved your home in Austin, but identified genuine caring people around you.

5. Do NOT ignore the lender:

Remember “Lenders want your Money; NOT YOUR HOUSE”. It’s a bad idea to stop communicating with your lender and ignoring them. In truth, lenders appreciate, when you are willing to respond with a valid reason for delaying your payments.  If you have a qualifying reason like health disability or job lay off, engage a professional foreclosure negotiator to arbitrate the mortgage terms with your lender.  Being a foreclosure negotiator by profession, the expert will protect the homeowner rights and do his best to stop your home from being auctioned for sale.

6. Do NOT deny you have a problem.

Acknowledge your Payment crisis! If you are walking around as though nothing bad has happened or hoping that time will work out a solution, it’s time you stop. Acknowledge your problem and take action.  Write down all your expenses; concentrate on your core financial weakness and think-out of the box for solutions that will elevate your financial status. Develop the courage to face your payment challenges outright and you will be surprised at the ideas or solutions that you will come up with.

7. Do NOT think you don’t have options. Do NOT fail to take advantage of them.

When you have a valid reason for delaying or missing a mortgage payment, Lenders are more than willing to work with you through your crisis. There are many options available for homeowners who would like to stop their foreclosures in Austin.  Banks can have available the following options such as modifying the mortgage terms, re-financing, short sale, forbearance, Deed in lieu.  All these options and many more are flexible arrangements to avoid foreclosure in Austin. Do not fail to take advantage of the foreclosure workouts, for it will stop your home from being auctioned.

8. Do NOT spend the money you have on other bills:

When a homeowner misses 3 or 4 mortgage payments, it’s likely that your lender would persuade you to pay all the back payments at once. Sometimes their initial unwillingness to accept partial payments can be discouraging. Therefore you may want to divert what monies you have to another bill.  But as hard as it is, Do not spend the cash or pay less significant bills. What sounds more severe; Loss of a Credit Card or Foreclosure of Your Home? Save the cash, because once you finally come to a work out agreement with the mortgage company they are going to require you to pay something towards your back payments.  If you truly want to save your home Be frugal, Be smart.

9. Do NOT stop making payments:

When you have fallen behind on your mortgage payments for one month  it is not hard to miss others. If during the re-payment term you have the cash to payback just one month due (when the total is sum of multiple months), make every effort to pay the lender at all costs. Making payments whenever possible will let the lender know that your intentions is to catch up and avoid foreclosure.

10. Do NOT miss bankruptcy filing deadlines:

When everything fails, File for Chapter 13, for it could pay your way for you to stay in your home and deal with your lender. When the Chapter 13 bankruptcy is approved, you will have to make payments to your creditors according.  Any failure to make the payments suggested by the court will be a violation and the foreclosure process will continue on your home. Consult with a Bankruptcy attorney to better advocate your interests in retaining your house Be sure to file your bankruptcy petition on time. Any Delay will result in the loss of your house. You as a debtor are liable to make prompt payments under the plan instructed by the court. Any further default will be to your lender’s advantage, for the court may allow the lender to proceed further with their foreclosure plan. Always know that there are options available to save and protect the homeowner’s right. Make sure you face the financial problem outright immediately than putting it off until the auction date.

The key to stop foreclosure in Austin lies in the hands of debtor, for it’s in his willingness to take early action that can save his Home.  You as a homeowner have an equal stake and every arbitrator, lender and federal government, are here to help you fully save and stay in your house.
